No appraisal was completed by either party nor was it listed for sale at this time. DSM BLM Collective computed the fair value amount of the property to record in its financials records of $81,500 by using the value found on Zillow.com, an online real estate marketplace. Realtor.com, another online real estate marketplace showed a value of $111,000. The Polk County's assessed value of the the property at this time was $62,100. During the winter of 2022, the home experienced a frozen water main. Standing water damaged the air conditioning and furnace located in the basement beyond repair. Thus, the offer to purchase the property for $45,000 by DRJ Investments LLC, an unrelated party, seemed fair and reasonable based upon the amount of work needed to restore the home to a livable condition. Online public tax records show that DRJ Investments LLC sold the property for $81,000 on September 13, 2024.","address_line1":"5406 Douglas Ave","city":"Des Moines","state":"IA","zip":"50310","name":"DRJ Investments LLC","address":"5406 Douglas Ave, Des Moines, IA, 50310"}]},"Ratings":{"Mission Deployment Rate":{"score":1.2},"Program Expense Ratio":{"score":0.8803803306606116},"Fundraising Efficiency":{"score":null,"percentile":null},"Filing Consistency Score":{"score":0.8333333333333334},"Grant Itemization Coverage":{"score":null},"Independent Voting Board Pct":{"score":null},"Operating Margin":{"score":-3.07207339665363,"percentile":0.03784996546215948},"Operating Reserve Ratio":{"score":0.3432626126445753,"percentile":0.23317645756048946},"Liabilities to Assets Ratio":{"score":0.008061848850669753,"percentile":0.5214629552113855},"Officer Compensation Ratio":{"score":null,"percentile":null},"Program Expense Growth":{"score":0.15797922720048801,"percentile":0.7985699724300314},"Revenue Growth":{"score":-2.9389449438781647,"percentile":0.0002470466693617212},"Asset Growth":{"score":-0.7477357661935184,"percentile":0.010088802480163942},"Foreign Oversight Score":{"score":null},"Major-Donor Itemization":{"score":null},"Related-Party Transparency":{"score":null},"Pay-Setting Controls":{"score":1.0,"weight":5,"atoms":{"Compensation committee":{"value":true},"Independent compensation consultant":{"value":true},"Form 990 of other organizations reviewed":{"value":true},"Written employment contract":{"value":true},"Compensation survey or study":{"value":true},"Board or committee approval":{"value":true}}},"Governance Policy Score":{"score":null,"weight":5,"atoms":{"Conflict of interest policy":{"value":null},"Whistle blower policy":{"value":null},"Document retention policy":{"value":null},"Compensation process for CEO":{"value":null},"Compensation process for other employees":{"value":null},"Form 990 provided to governing body":{"value":null},"Minutes of governing body":{"value":null},"Audit committee":{"value":null},"Independent audit financial statements":{"value":null}}},"Categories":{"Financial Efficiency":{"score":1.096339566700739,"weight":45},"Transparency & Controls":{"score":0.8928571428571429,"weight":20},"Accountability":{"score":null,"weight":14},"Sustainability":{"score":0.1674405281281663,"weight":13},"Growth":{"score":0.32154456813579,"weight":8}},"Overall Score":{"score":0.8365291484817279,"percentile":0.7977719632597778}},"source_xml":"202522769349201027_public.xml"},"sector":"Public, Societal Benefit","donation_categories":[],"zakat_policy":null},"error":null}
